STATE REQUIREMENTS TO OBTAIN YOUR REAL ESTATE LICENSE:

Obtain your Florida Real Estate Sales Associate License in these few easy steps in as little as 30 days!

  1. Complete the 63 Hour Sales Associate Pre-License Course. Classes are available locally through Larson Educational Services (License #ZH1002299) and can be completed weekdays, weekends or evenings. Classes are offered throughout the year in Fort Myers, Naples and Sarasota.

  2. Submit a state application and get fingerprinted. All new real estate applicants must submit a state application and get fingerprinted for a criminal background check. The application is available online and fingerprint reservations can be made with several local providers. Applications can be submitted before or after you’ve completed the required course.   3. Pass the Florida State Exam. The state exam consists of 100 questions broken up into 45 questions of Real Estate Law, 45 questions of Real Estate Principles and 10 questions of Real Estate Math. A passing score of 75% is required. 

  4. Join Florida Future Realty!!! Upon receiving a passing score on the state exam, you will be issued a “Voluntarily Inactive” Florida Real Estate Sales Associate License. In order to participate in any Florida real estate transactions, you must Activate your license with a Real Estate Brokerage. That part is easy and Susan can have you up and running in a matter of minutes!

Are you a new to newer real estate agent and not sure where to start? Today we will discuss learning your real estate market area. By taking the time to know as much as possible about your real estate market you'll set yourself apart from the herd. When you meet with prospective buyers and sellers you will be armed with valuable real estate information that they are seeking. You will be able to assist them in a professional manner and secure that person or people as a valuable customer(s).

Being in front of a ready home buyer or home seller is valuable. You cannot afford to squander or otherwise tarnish these meetings. Just as your time is valuable so is this other person's time. You know the saying, "You can't get a second chance at a first impression" don't you? Well keep that in mind.

Be prepared with market statistics. Know what is going on in specific communities. Keep up to date on city and county news. Follow along with new real estate developments.



Beyond the market knowledge you should be working on obtaining next time we'll discuss how your presentation is just as important as the information you possess.

Season in Cape Coral and Fort Myers real estate

Hey there! If you've been working in real estate and following your plan I'm sure you are experiencing this great beginning of 'season' here in SW Florida real estate. Our agents have been very busy lining up buyer showings, offers and getting properties under contract. Personally I've been working on closing short sales and taking new listings. They have been selling so quickly lately. Yeah, I know, good problem to have, right?

If you haven't been busy selling houses why not? And I said busy selling houses for a good reason. I see all too often where people are 'busy' but they are not 'busy selling houses'. They may be busy checking email, busy playing on the internet, busy networking, busy shuffling paper, etc. But you need to get busy selling houses! How? You need to get in front of more people. Almost everyone can hold a conversation about real estate but only about 1 in 5 people are thinking of buying or selling in the near future. So you have to meet those people. I'm not saying not to talk to the 4 out of 5 who just want to talk, or email or ask you questions but I am saying to focus the majority of your time getting in front of even more people in order to have 5-10 potential customers in your weekly radar at any given time.

We never solicit being pushy or annoying but we train our agents to get out there and meet people and give them good information so that when they are ready to buy or sell real estate they think of you first. You have to keep in touch with them with more valuable information and not just marketing crap. People will see right through your nonsense.

And keep your message positive. Share the good news, share the good 'deals', talk about your success with other customers. Heck, talk about our beautiful weather :) But make sure you keep it honest and positive.

Finding your niche market

It is important as real estate professionals to find a niche, what particular aspect of the industry will make you happy and successful. Ask yourself what type of consumers are you best suited to work with? Is working with first time home buyers your passion? If so, then fully educate yourself on every aspect that pertains to that group. What programs are available to them, what costs should they expect to incur at closing and so on. You may decide that a particular area is your niche, so your next step is to be an authority on that geographical area, find any and all information pertaining to that area so you are ready and able to pass on your expertise to your customers. Take charge of your career find your ideal niche and remember that it isn’t possible to be everything to everyone.

Social media

Social media has revolutionized the way people communicate; professionally, personally, and even the way we advertise our services. The trick to using social media sites like facebook is to utilize them in the most advantageous way to you.

The key is to make meaningful contact with other industry professionals, potential clients and building authentic relationships with them. By being real and completely transparent people are more likely to use your services over another’s or refer their friends and family to you. Your personal Facebook page should have great balance of personal and professional information, save the advertisements for your fan page. If you are always trying to solicit business people stop listening to what you have to say, or possibly blocking the relationship completely. Always use your common sense when posting, and be sure to keep it professional.

Your sphere of influence

A sphere of influence (SOI) is the practice of attracting business from people you already know. Your sphere contains personal or professional contacts, people who you are in regular contact with.

Make a list of people to put into your sphere database. Your friends and family is a good starting point but don’t leave out your hair dresser, pest control person, mail carrier, dog groomer, or any other person that provides a regular service to you.

You want these contacts to know that you are in the real estate business, but it is so important not to prepare a sales pitch every time you meet with them. Make regular contact with them without it being real estate (or other business) related.

Send out Christmas cards, birthday /anniversary cards, and ask them to lunch, contact with these people should be on a personal level. There is no need to constantly remind your contacts of what business you are in, that is if you want to keep them as friends.

Eventually when these people need real estate services they will think of you. If it is advice they seek give it to them, without expectations, they may not use your services this time around but may use you in the future, or refer someone they know to you. Every name on your SOI list has the potential to make you thousands, so treat it and the people on it with the utmost care.

Cape Coral real estate career advice

It is a little scary being thrown to the wolves, by wolves I mean the real estate business. School prepares you for the state exam, not for the actual day to day business. So utilizing advice from other professionals is critical to the success of your business. Facebook is a great way to catch up with old friends but it is even better to network with other agents, market you business and promote yourself to potential customers.
